Lotta emotion here. I'm not pro- or anti- Montessori. But would anyone please take a stab at identifying any significant public interest that would justify granting a special use permit to this private organization in the face of what impresses me as substantial community opposition with not insignificant common sense concerns?
I walk past there all the time, and readily acknowledge it is a far-from perfect intersection. Cars up and down Park see how fast they can get their speed up to in the 2 block stretch between the STOP signs at Duane and Hill, making the cross traffic at the 5-way intersection alternately over-cautious or overly aggressive. I'll also suggest that there is considerably greater commuter and high school pedestrian traffic in this area than in many areas of town. I am not an immediate neighbor, but I do not relish the prospect of looking out for potentially distracted parents mornings, afternoons, or other times as they pick up and drop off their kids and exit onto Park. My prediction - if this goes through, there will soon be a new STOP sign on Park at Hillside. Just to prove my equal opportunity curmudgeonliness, I'll observe that at least 2 of those "good neighbors" with the signs up could disply their neighborliness by SHOVELLING THEIR DAMNED WALKS ONCE IN A WHILE! See - IMO it takes more to be a good neighbor than simply posting a sign and opposing someone else's proposed use of their property. |

Open Opinion Letter,
I have noticed that those that do not support the land purchase are concerned about traffic and preserving the neighborhood. There is nothing historic about Glen Ellyn! Over the last ten years, homes have been torn down and new homes have emerged. On my evening walks, I count the number of either empty houses or houses for sale. The perceived wealth in Glen Ellyn is crumbling. Glen Ellyn has always had an attitude that they were better than Wheaton and the surrounding communities. The attitude is no longer the reality. Wheaton has become progressive with bringing businesses to the downtown. Glen Ellyn does not have a viable downtown! Glen Ellyn is stuck in a time warp. We do not live in a fantasy world of the 1950s. Glen Ellyn needs help. The sooner we realize this the better Glen Ellyn will become. Homes prices have totally priced out young families and average income people. We do not have an influx of young families to Glen Ellyn. Perhaps that is by design? Our teachers can not afford to live and purchase a home in Glen Ellyn. Yet we are concerned about the neighborhood. It seems that the issue is more to do with "not in my backyard" rather than true logic. There is so much emotion tied up in this argument. I understand the argument of I don't want to back up to the school. Let's be honest with the whole situation rather than tying it up with politics. We can not artifically support a church that can not pay its own bills. I am sorry this is a harsh reality. The church needs to be sold and we should not get in the way of free market economics. We want to artifically limit the rights of the property owner. How long can we continue to support a building that can not support its self? What about the next time the Church needs money. Are we going to permanently fund the church? I think the signage on Sunday was rude and driven by emotion. It says to me that the people of Glen Ellyn are not concerned about being good neighbors, rather we want to limit who can and can not be a part of Glen Ellyn. Why is old good? Change must occur! Things come and go and I am sorry that the Church has to go. My wife and I think the building is appealing. Traffic We are concerned about traffic, well traffic is good. The "historic" high school draws students, the train station draws commuters, the dining places draw people. It seems that we need a better job managing traffic and perhaps removing the stop signs between downtown and Roosevelt. The evening trains lock up traffice from the Crescent to Roosevelt. Yet we are not concerned about this traffic. Perhaps we should close the Glen Elly station to reduce the overall traffic flow. Or Commuters should be limited only to those who can walk to the train station? We also can not have a parking deck because that might draw more people to downtown. Perhaps we should remove the Restaurants as well. We don't want traffic. Let's tear down the downtown and build houses. We don't want traffic. Downtown It also concerns me that we have been dupped and are willing to spend $100,000 on a study to better improve downtown Glen Ellyn. The issue is rather simple, rents are too high and we do not have parking. We don't have viable every day needs businesses in the downtown. There is nothing downtown other than fluff businesses. We need a grocery store that is open later than 6pm and 8pm one night a week. We need viable businesses for the downtown. We need a drugstore and grocery stores. Maybe even a gas station. Yet we have forced businesses to either Roosevelt or Geneva. Maybe the downtown has outlived its usefulness. I see nothing historic about the downtown. The downtown is made up of a hodge podge of buildings. The cornerstone bank building was never a bank. That bank was built in times very much to day. Built on dreams and not reality. Let's be honest and real! |

Well written, Bennydog. Welcome to the board, I hope you are here to stay. I agree with most of what you said on your post. I will take a montessori school over a religious organization that can't pay it's rent all day. Glen Ellyn vs. Wheaton? I may differ with your opinion as to this topic. Long debate which s/b started with a new post elsewhere.
Their are traffic issues everywhere. Traffic is not a sufficient argument for me to side with the neighbors of the property. And Dins, you are 100% correct about putting a sign up when you haven't shoveled your sidewalk. Either get out there and clean it up so someone doesn't fall and get hurt, or hire someone to do it for you. Then and only then might you have my attention to read the sign in your yard. |

BennyDog...you are correct in every way. Although most of this has been said for years, you are nearly 100% accurate with your recap. Downtown is indeed NOT historic. Hodge podge is perhaps the best description to date. "If the cap fits, wear it." |

What makes you the authority on rents in CBD? The rents in the CBD are on average $18.00/sq ft. Gross. (Some are triple net and have a % ) If you go up to Roosevelt or Geneva the rents jump up to almost $30.00/sq ft. Triple Net. Those businesses are paying almost $35 to $40/ sq. when all is said and done. You talk about letting the market work. . Well if there was a demand for a grocery store that is open past 6:00 then I'm sure a wise business owner would recognize this as a profit potential and keep the doors open. Apparently that is not the case. Our CBD needs to be unique, loaded with attractions (food, drink entertainment and specialty shops) that CAN compete in the open market. Parking is an issue. . .however during the winter months the ice and snow seem to be one of the more pressing issues relative to the lack of commerce. Welcome to the board! Cute name BTW. I agree with everything you said about our downtown. Particularly the part about Wheaton actually seeming progressive in comparison to our town (as of late that is). Come to think of it...WHY ARE WE SPENDING $100,000 for someone to tell us what we already know about our downtown? LOL The only point I don't agree with was about the school. I guess if I were one of the immediate neighbors I may not like seeing all the cars lined up to pick up the kids. But since I'm not, I've supported their right to be happy/upset/angry/whatever, since they are are the ones affected by it, not me. You do make a good point about the church not being able to pay its rent. If that is the case (and I didn't know it was) then by all means the owner has to what it takes to get the bills paid. |

About the school (what this thread was about - remember?
My understanding is that this property is zoned residential, and could be sold to a developer for the construction of - what? - 2 or 3 homes? Which would then generate tax income for the village. Do Montessori schools pay taxes? Which would generate more income for the owner, sale for use as a school or residential development? I really hope the village is not considering a special use permit simply because that will allow the landowner a greater profit. |

Hey, us Western Avenue folks got thrown under the bus when we asked the village to try and find some way to limit some of the clinic traffic that will come from this new building construction (more space, more hours, more employees) and they didn't listen. Why would they listen to anyone else? Unfortunately, our village government seems to lack true vision (as a whole - I do realize there are probably some people within village government that actually do have some sense of vision). Perhaps, if we are lucky, this $100,000 contract will create a valuable vision. I won't hold my breath but I'll cross my fingers.

Drove down Western yesterday and intended to ask you folks how things were going. How has the construction traffic been? Any idea when the clinic will open? Sure seems like a lot of homes on your street have been just sitting on the market for some time... |

I've actually been very pleasantly surprised at: 1) how well homes on Western are selling and 2) how the traffic has been. I really don't have any complaints. Except that Herbold hasn't shoveled his walk yet.

As for sales - two of the 10 listed as "Top $ Under Contract" for GE in Friday's Glancer were on Western Ave.
