Years ago, I rented a small office above Dr. Marold's place next to Starbucks. I needed a local place to prepare for trial, and this little office seemed to fit the bill. What I was amazed by was that, when the resident in the apartment next to me turned on the microwave, the combination of the window A/C unit in my office and their microwave, would pop the breaker for all of the units on the second floor. Computer - out. Lights - out. Client - rescheduled.
That is the condition of these buildings. You can clean and dress up the buildings as much as you want, but when the retail tenants are faced with antiquity, they will look for something from the 21st century. In another area. Put some responsibility in the codes to update your investments. Or sell them to someone who will. Ronald M. Kas |

Come on '87. Give me some credit. I threw the qualifier in there for a reason. I knew some neocon would throw some '03 stat out there to try to prove me wrong if I left it unqualified. "Often Wrong, Never in Doubt" |

I would agree with you if your facts were correct. Updating electrical is not a big deal. You coulda, woulda, shoulda had a dedicated line to your pc's. Most tenants change the interior of the building to suit their needs. (i.e. Honey, Bells&Whistles) Most landlords will allow a "rent free" period to do the build-out and depending on the lease, some landlords will participate in the build-out. An office may not have required a build-out. Adding an additional 20amp circuit isn't that expensive. . . . I thought you were a real-estate attorney? You would know something was not factual if you were even living here 10 years ago. And for $200/month for a 10 X 8 office/room, no one - not even one so wise as you - would spend the money to modify the archaic electrical system in one of these fossils. Presuming that you know anything about the lease in question. I was the one in charge of re-popping the breaker, since the landlord would not even accommodate their tenants. The point is that the rentable space in Glen Ellyn is archaic. And Glen Ellyn does not force their property owners to upgrade. It was a 3 month lease. Not that the facts would matter to you. I was positively livid with the comments that Chris Wilson made regarding the Trustees in this town that didn't just lie down and drink the Kool-Aid that was served them. It appalls me to no end how 2 or 3 trustees willing to question something could be vilified by this group for standing up for you, the citizens of GE. They obviously saw a wrong being committed...several wrongs...and a President so very, very desperate to cast her legacy (perhaps not in brick and small concrete billboards like her new advisor, Mr. Wark) that she so desperately needed to shove this thing through ASAP. Two years ago this was a cyclical issue facing many small communities. Today...we can't wait, must "move forward". The air stunk with the stench of desperation.
With regard to the poorly presented arguement by the Preservation Committee, out of respect for someone involved with that organization I like and respect, I will let it slide for now. But the goal of an organization like that, other than putting your best speaker in front of the crowd, should be to avoid getting involved in controversy, not sassing trustees in their own house. |

It's a shame we have to pay an outside consultant to tell us we need much more parking and friendlier business codes to have any chance of attracting solid long-term (non-banks) to open shop downtown.
The politics in this town are deplorable. The park and school districts are far from great and all we do is pay more and more property taxes to live here. It must be the people. Why else do we choose to whine about all this crap (rightfully so) and still choose to live here? |

http://en.wikipedia.org/wiki/Hasty_generalization I believe this is why you lost me. Not all of the buildings are in the state of neglect you had to endure, but then again you get what you pay for. There was (and may still be) a time when the majority of the CBD was owned by a very small number of people. Your lease was probably a "Cole" pre-printed no rider, but that is just a guess. I have been around Glen Ellyn since 1972. Your landlord apparently gave you access to the panel and showed you how to reset it. You pop it, you reset it. Makes sense to me. All three of the buildings at main and crescent have been renovated/updated over the years. . . beautiful!
Go east on crescent and you will see several more. (again tenant build-outs) very nice. After Starbucks, well I'll have to agree with you then Ronkas. I am neither foe nor friend to my brothers, but such as each of them shall deserve of me. Ayn Rand Anthem |

Just 1-1/2 more years until my youngest is out of HS. Then I can add to the ever-growing forest of for sale signs. Can't wait! |

It's very simple as to why the 3 trustees and president had no interest in revisiting the top four bids or starting over:
1. That would require more time spent on the job and meetings with contentious citizens glaring at them as opposed to the usual 4 people at the meetings. 2. Admitting they were wrong-what good politician would ever something like that! We all need to continue attending these meetings and filling the room, forcing TBS and the board to do the extra work that will be needed to give this inexperienced firm any chance of helping out the town. BTW: Anyone been to Riverside lately, what a disaster! Not that it mattered, but I would have left that off my resume if I were TBS. As a member of the Chamber, I would hope that very few people paid $30 to hear the keynote speech by Ms. Hase at the Chamber luncheon the very next day. I for one saved my $30. |
