Exactly. There is very little consistency. I have analyzed my entire block and almost every parcel of land has been charged a different $ amount per sq ft. It's ridiculous. My buddy in cook county performed the same analysis and noted that most every parcel of land on his block was identical. What gives?

I have sent certified letters to the DuPage County Tax Assessor asking them to define the rule and regulations that govern land assessmet. They refuse to respond. They use various methods but refuse to define where its scribed. This was brought up in my hearing.

Oh and by the way, the parcels that I found which were grossly underassessed were "site valued". Milton decides who gets site valued based on the shape of your property; however, they cannot define what shapes get this special treatment nor the regs that cover this. This came up in my hearing with the State.

TA, between now and when we meet, you should start thinking about properties that resemble yours so we can pull their stats. Keep in mind they all have to come from within your taxing neighborhood. Me, I'm Lake Ellyn, but across the street is another completely seperate tax hood. You should also start thinking about any negative influences that affect the value of your property such as traffic, grading, land shape, etc. Lastly, you should look at what Milton has on file for your property and clerically proof it You can do this through their website: Property Search Like I said, they had been charging us for a house that was 3,000 sf.

I only wish I meant 12.8%.

Had a chat with the assessor's office today. They said all vacant lot value assessments skyrocketed (due to the building boom), which is why we see the 128% increase. Sad thing is that the vacant parcel is far too narrow to allow a house (unless one is well connected).

When questioned about the tax cap, they answered with "Oh, the value sure went up, but there will be a custom multiplyer so the actual tax dollar increase is no more than 5%." So I guess that means exactly 5% on that parcel, and another 5% on the one with the house. My 3rd grade math skills tells me that's a 10% dollar increase overall.

I see what appear to be dozens of vacant lots valued dirt cheap with little increase in the newspaper - and I see massive ones, acres even, owned by ComEd paying pennies.

I think they lied to you and just tried to tell you anything to make you go away, there's really no other way to characterize such nonsense. No category increased 128% last year. Or the year before. Or before that.

So is that your assessment just for the vacant lot? I assume this does not include your home.... out of curiosity and if you don't mind, how big is the lot? We tried to divide/build/sell half of our lot years ago but it was a "no go" even though builders were allowed to divid lots as small as what we requested. There we go - it's about who you are and who you know.

Yes, Amy — just the vacant lot. The size is 150' deep by 40' wide. The other parcel with the house is the same size but obviously the assessed value is much higher.

'58, you should do a swap with ComEd for the 1.36 acres at PIN 05-03-100-011 that's only worth 30,920 or the 1.8 acres next to it worth only 40,690.

Are there even any 40x150 lots in GE with a residence on it? It doesn't seem a lot of this size would be buildable, thus not desirable. Aren't city lots 40' wide? Candidate should know whether a lot of this size is buildable in GE.

If these are in residential areas, these could make good comps. I'll bet my bottom dollar that these were "site valued".

Deal! Big Grin Mrs.58 will enjoy the larger gardening area the 1.8 acre lot would offer. It would also increase the distance on the south side of our house from the unruly neighbor kids. On the flip side this would mean more leaves to rake and more lawn to mow. Oh well.

thx for the info. i have an appraiser coming tomorrow, so i'll ask him for the comps. negatives? other than clam constantly peeking in my windows, i can think of a few more. most notably, proximity to the UPRR. some water flowage issues, etc.

Well then, I guess a '40 is buildable.


This however is not a city.
The minimum build able lot in ole GE is 66 ft. unless you are grandfathered in with a minimum of 50'
There have been a few homes built on substandard lots as narrow as 40' with variations.

Potts and Candidate: Can't 58 combine the 40' lot to his house plat and create a new legal description and PIN? Or would that skyrocket his taxes? The vacant lot seems to save him money on his overall assessment. He has to go through a big process with the township, I am sure.
