This document lists the Permitted Uses. Are there underground tanks on that site? Wasn't it a gas station for many years? I think I bought gas there but if I did, it was a long time ago.

Re: tanks. That site was remediated a couple of years ago. For a while, someone talked about putting a landscape center/nursery there. Personally, if it would fit, I would love to see a Fuller's Car Wash. Doug F. would love a place in G.E., but it doesn't seem big enough.
N.C., how did you get word on this today? The sign stating that very info has been stuck in the ground for a couple of weeks.
I'm calling Doug...before the Glen Ellyn Historical Society folks get any more bright ideas.

Well a got a chuckle out of the permitted uses- some of it reads a little like a list of the businesses next to Sheriff Taylor on Main street in Mayberry- shoe repair, appliance repair, barber, dressmaking, locksmith, millinery shop. I'm not sure these are even economically viable businesses in this day and age on a property that cost $750,000. That's one stiff loan payment to support while milling the millinery  . Disclaimer: this post is a facetious remark meant to provide a little humor for the end of the day. It is not meant to spark debate, the slandering of liberals, talk of tax revolts, disparaging remarks about the government, or flame wars. Thank you and goodnight. P.S. A millinery actually has something to do with hat making, I think.

Actually, the property is larger than it appears when you drive by. It includes not only the obvious gas station and its parking, but also the lot to the east...
Which is a scruffy woods right now. As I recall, it's fifty feet wide (on St. Charles) and as deep as the N-S gas station property.
Plenty of room for both a millinery shop and a barber. (Everyone knows you should always get your haircut before trying on hats.)
If they'd only put in a Spats-R-Us...

LOL JRB, now my paranoia is kicking in. Is the list of permitted uses there because those are the businesses that are easiest to use eminent domain on?

I wonder if a restaurant would be practical? Looking at the currently defined lot, I'm guessing parking would be an issue. But if you took down the two shop strip mall to the south, it might work. Right now there's just a cleaners there.

The list of business options is very helpful. What this town needs is a telegraph office. And a new telegraph office would likely make national news. Everyone would come from far and wide to Glen Ellyn to send their wireless messages.

email blast from the broker listed in the link from ByTheNumbers. I got the same thing he's posting to. I certainly hope you're right about the remediation already occuring at the site. Assuming the last operator probably didn't upgrade the UST's to modern spec, I'd almost be willing to bet those tanks leaked at the couplings, like nearly all of the older tanks have. If I recall though, the original concrete pad is still intact, isn't it? That doesn't give me confidence that the "possible" contaminated soil was properly removed, or the tanks? Not sure, you guys would know better than I. I would strongly suggest though, if anyone is seriously considering the purchase, to make sure the state has issued the clean bill of health. Surely don't want to get caught holding a 30 year old diesel UST on your hands... yikes!!!

The tanks were dug up and removed a couple of years ago. Whether that meant it then passed an EPA (or whatever) test, I do not know. —Ted E.
