The Milton Township Assessor has posted the 2008 assessed valuations. Mine went UP 6.75%

Ok, without pulling my 2007 assessment, how do I tell what last years was as to figure out the % change?

Never mind, assuming the same rate (which better be alot lower than '07's) mine went up 7.35%. Truly disgusting.

Gonna have to remember this next time one of our taxing authorities proposes to renew some expiring bonds, with the promise that "Your taxes will remain the same!"

Unless I misunderstand, just because the assessment went up, doesn't necessarily mean your taxes will. I'd expect that they will lower the tax rate for '08, its a two part equation. If they don't, my taxes are going up over $800, which is total bull$hit.

property #3.... um... taxes will be 400% higher, due to a 12-year cap that has expired. That one is a big ouch.

When you look at the tax assessor's web page, take the time to double check all the information listed. I discovered last year that the square footage listed was not correct. I called the assessor's office and their records showed an addition on my home that isn't there. A lady from their office came to my home to verify and I was reassessed to a lower value.

An appraisal and an assessment are two different things and I don't know how much weight an appraisal would have, if any. With that being said, if you happen to have a recent appraisal that is vastly different than your assessment, I would call the tax assessors office. Believe it or not, they are actually quite helpful and can explain the taxing process better than I can. If you do call them, let us know what they say. Good luck!

Don't bother trying to appeal the 2008 assessed valuation. The time to file an appeal expired on October 14, 2008.

If the tax rate stays the same, my taxes will go up 8%.

Amy:
multiply the total assessment for 2008 by the 2007 tax rate and you will get your expected 2008 total taxes (if the rate stays the same as 2007, of course).

Hang on a minute . . . The residential homestead exemption states: "This exemption deducts $5,500 from the home's assessed value prior to the calculation of the property tax bill."

If the 2008 assessment total does not take this into consideration and I deduct the $5,500 from my assessment total before performing the calculation, my increase is only 4.6%

I don't live in Milton Township but here's a decent explanation of the whole assessment mess from the Bloomingdale Township web site.

If the Homestead Exemption has been raised to $5,500, that's new. It has been $5,000 for the last 4-5 years. It used to be only $3,000.

Every owner who lives in their own home gets this exemption.

This year, there is a DuPage County Equalizer being applied county-wide. It is 1.0530, or 5.3%. In B'Dale Township, the top-line amounts [referred to as "the assessors value"] haven't increased at all. They are exactly the same as 2007's [which, were 12.5% HIGHER than 2006's].

I love the explanation of the "county equalizer":

quote:

"If assessed values are too low, the county will apply a County Equalizer to all assessments in the jurisdiction to increase all assessments so that they represent one-third of the fair market value. This value is known as the Equalized Value."


Got that? If assessed values are too low..., the county steps in and comes up with a magic "equalizer" to force the assessor's value higher.

But why does it always have to be higher? What if the market reality is that the properties are LOSING VALUE.

I am sick of this crapola.

If I am to believe the township/county clowns, my property has gone UP IN VALUE 17.8% in MARKET VALUE in the two worst real estate years - 2007 & 2008 - since 1932-33! 12.5% in 2007 [Thanks, assessor!] and now, 5.3% [Thanks, DuPage!] Anti-gravity?

Isn't it funny too, how they seem to "take turns" - year-over-year - sticking the corncob in? One year, it's the assessors turn, the next year, it's the county's turn. This is delibrate - complain to the township? They'll tell you - "Talk to the county!" And vice-versa.
