As I sat at that meeting last night and they showed the pictures of this project, I thought...hey, those look pretty nice. But that sure is an interesting area for expensive townhomes.

This is great if you ask me, which you didn't. This area of town does have the potential to be a much nicer area. It's a nice location - close to downtown, the train, the library, the prairie path, etc. It's currently a little run down.
There are a surprising number of townhomes being built in and around downtown GE and Wheaton - which is probably good for both CBDs. |

I thought it was a great project. The architecture is interesting and is certainly improves what is there. Hopefully, this development will act as an impetus to further improvement of west Duane street.

I'm glad somebody brought this topic up, because I admit, I'm confused. First, I do think that area needs some new development, and I'm OK with townhomes(although these seem way too pricey for the current market, but whatever).
But my confusion surrounds the whole Mews project, too. I don't know anything about it other than when I drive by, I can't tell if anybody's living there (it sure doesn't look like it, because one street-level unit, with big open windows, shows only boxes and extra equipment, it looks like, piled around, so it's obviously not being lived in). So - there's a huge project that looks like it's nearly 100% empty (and if it's not, I apologize, but that's how it looks from the street), and now we're getting another pricey townhome project? Will tons and tons of empty units really help the downtown area? |

A while back I had occasion to walk down Duane W of the library, and was a tad surprised at how "tired" the street looked. It isn't a street that you have much cause to just find yourself on. I'd have to think just about any development there would be an improvement. Hope the building goes smoothly and the units sell.
Just a week or 2 ago I drove past the Mews after dark. Tho I didn't search every window, passing by I did not see a single interior light on. Sad. OTHO, on several occasions I've thought that the new clinic building does not look quite as bad as I had hoped. What's the view from folks closer to the project? Any noticeable traffic impact on Western? |

Re: the Mews. 10 out of the 32 units are under contract. It is my understanding that the Mews suffered some financial and quality issues that are being resolved. The bank is currently in possession of the Mews and is handling the general contracting duties. It is further my understanding that only 15 of the 32 units are even fully completed. This project on Duane is a lot different than the Mews. Different set-up and different price-point. Is there a risk of the units sitting empty? Yes. But is it really the Village's job to stifle new development buy declining projects based upon market assumptions/risk aversion? I don't think so. "Often Wrong, Never in Doubt" |

Just google-mapped that stretch of Duane.
I recall that it wasn't just this one building that contributed to the unattractive streetscape. The apt bldgs just W of it are not stunners either. Will make an interesting neighbor to the new development. |

15 of 32 completed. 10 of 32 under contract. Closings are what counts. How many of those 15 have closed? You can build the Spire in Glen Ellyn. It would look beautiful. Would it sell? No. It is the Village's job to decline projects that don't make sense. Does it make sense? Will there be a synergy from this development? Certainly there is none from the Mews. Ronald M. Kas |

When you take a few minutes to walk into the Mews' courtyard, it is not as horrible as some make it out to be. A few occupied units look nothing short of fabulous and, if you have any kind of vision, you can easily imagine how attractive the unfinished space inside and the (currently uncared for) common garden spaces outside might look.
IMO, this project was a victim of poor market timing and poorer developer management. |

Well, that's all very nice, but 1) Most people driving by won't, naturally, be able to walk into the courtyard and 2) Imagination is great and all, but it shouldn't take the place of an actual, real, finished and attractive piece of real estate that, after all, takes up kind of a prominent part of our CBD, but has remained unfinished (and thus relying on this imagination) for far too long. |

Gee, I'm not sure why you believed you needed all the sarcasm in your reply.
I was simply trying to express my opinion about what I hope will someday be an occupied, positive addition to GE's CBD. As to whether or not it should have been built in the first place, the point is moot. It's there. |

It was a mistake to allow Vivoda to try the project in the first place. Correct me if I am wrong but he had no experience in real estate development, certainly nothing of this size. The project seemed doomed to fail from the beginning. I would sure hate to be the bank handling the fall out. At the speed banks' move(or lack of) I am sure the project won't be fully completed for a long, long time.

I didn't mean to offend, truly; sometimes I just can't help the sarcasm. (Ask my husband.) But I do think that asking a town's citizenry to imagine something nice, as opposed to being a little more proactive in trying to make sure nice things are actually there, is a funny way to do business. I don't know anything about how much or how little the village can actually do to ensure the completion of projects, truly. But I do care about unoccupied buildings in my town. I think we all should. Especially if there are similar projects still being proposed. Completed,yet empty and bare buildings vs. occupied, lively, vibrant buildings - that's a big difference in the character, and perception, of our CBD. |

If I were the one who was trying to attract buyers to the Mews, I would have some good stagers in to make the front units appear attractive to the people walking/driving by. What we are able to see when we pass by the Mews is unoccupied units that are being used for storage. These units could provide a window of ideas/opportunities to those who look inside. Think of how many people might be enticed into purchasing by seeing the results of a clever stager?
