The florist at Roosevelt and Lambert went belly up. Now there are signs in the windows stating "We buy gold". Does anyone know about this new "business"?
So if they are aware, then why are there still so many vacancies and for such extended periods of time?
I know the number one gripe is "the rent is too high" . . . .But if my memory serves me correctly the rate in the CBD is between $17.00 to $22.00/ sq. gross/ (some may be triple net)
Does the EDC have any influence with the assessor's office. These vacancy problems started when taxes started going up up and up.
Just this year alone they raised the tax on one of the properties I manage a whopping $7000.00 Its nuts!

The EDC does not manage or otherwise control any businesses or properties. It has no control over who rents from whom, when, or for how much.

Free market... whatever the market will bear and all that. Private landlord/tenant dealings are none of the EDC's business (or anybody else's).

No. The EDC's primary responsibilities are (1) business attraction and retention (within the severe limitations of its “powers” and budget, and (2) shopper attraction.

Just thought I'd throw the major hurdles out on the table.
It was my understanding that the EDC compiles info (lots of info) and uses this to attract potential tenants and promote commerce. I have personally received calls from the EDC, specifically asking questions relative to rental rates being charged and square footage available, who and what type of business is being proposed.
Although the EDC doesn't manage or control any properties, They can (and should be) instrumental in streamlining all the processes involved in opening a business here in GE especially when a "special" permit may be required to operate in a economically obsolete property. In the past 4 years I have had 11 vacancies in the CBD. All of them have been filled without any assistance from the EDC. In defense of the EDC It is my understanding that they were helpful to the business owner, relative to permits, code requirements and obtaining the occupancy permit.
I believe there is a meeting coming up to increase the funding for the EDC and levy additional taxes on property owners to support the increase. I'm all for it if the means justify the end. I'd love to see these vacancies filled. They have been empty for so long!
Janie isn't a mind reader. She can't help landlords promote available properties unless they contact her with specifics, and she can't help prospective tenants unless they contact her and describe what they're looking for.
It's downright amazing how many property owners with vacancies fail to return phone calls, have unlisted telephone numbers, or hide behind layers of shell corporations that makes them virtually un-findable. —Ted E

Since no one knew about the new business on Roosevelt, I took Ted's advice, and called the EDC. The very courteous woman I spoke with knew all about it. She stated it is a business that buys jewelry and precious metals, paying cash on the spot. Not a pawn shop. Whew! What a relief!
Sounds like those commercials I see on tv, "send in your gold and we'll give you cash."
My son said, "see Dad, just send in some gold stuff and they give you some money!" I'm waiting for the day I come home to my wife's empty jewelry box and my son is beaming from ear to ear as he hands me $5...
I can't hide my disappointment. I guess I will have to continue driving all the way to walmart for cheap check cashing, and even further for my payday loans.
